Built to the residential building code

Modular construction in Colorado runs through the state Division of Housing, which oversees factory-built residential structures and requires an insignia showing the unit was built to the adopted residential code. That is the practical difference from a park model: a modular cabin is a house that happens to be built indoors. It can be your primary residence, it is appraised and financed as real property once permanently installed, and your county reviews the foundation and site work the same way it would for any home. For land in the mountains, building indoors also means your cabin is not sitting half-framed through a monsoon season.

How a modular cabin arrives and gets set

A modular build travels from Gardner in one or more sections, depending on the model, and gets set on the foundation your site requires. You will pull a county permit for the foundation and utilities, and the county inspects the site work. We coordinate the delivery route, crane or roller set where needed, and the finish work where sections join. Because we are the builder and the hauler, there is no finger-pointing between a factory in another state and a local set crew. One company built it, moved it, and stands behind it.

When modular is the right call

When we'd talk you out of this

  • If there is any real chance you will want to move the cabin later, do not set it on a permanent foundation. A park model keeps its wheels and its title, and moving one is a delivery, not a demolition.
  • If the cabin is going in an RV park or campground, modular is the wrong category entirely. Those communities are built around park models, and that is the build we would quote you.
  • If you need a hunting camp or a guest cabin and the words foundation permit make you tired, a skid cabin gets you a warm, dry, well-built space with far less process. We build those too, and for that use we would steer you there.

Can a modular cabin be my primary residence in Colorado?

Yes. That is the point of the modular route. A modular cabin is built to the residential building code under Colorado Division of Housing oversight, set on a permanent foundation with county-permitted site work, and treated as real property once installed. It is a legal full-time home the same way a site-built house is. Your county still governs zoning for the parcel itself, so confirm the land allows a dwelling.

Depending on the site we set with rollers or a crane, join and finish the sections, and complete hookups. Plan on foundation work, an inspection or two, and a delivery day we coordinate with you directly, since our own crew does the hauling and the set.
